totallyOT offer both Minor and Major Home Modification services.

With experience in NDIS and Aged Care, Motor Accidents Insurance Board(MAIB), Comcare, Workers Compensation and Department of Veteran Affairs (DVA) areas. Angela at totallyOT has extensive experience in working with local builders to facilitate modifications. Modifications have included simple mods from rails, ramps, to full bathroom renovations, access widening for wheelchair access and kitchen modifications for wheelchair access.

Minor Modifications are home modifications that don’t change the structural parts of the home, are straightforward, are deemed low-risk of major problems during or after the work is done, affect 1-2 areas in the home, and cost no more than $20,000. 

There are 2 categories of minor home modification:

  • Category A minor home modifications cost under $10,000
  • Category B minor home modifications cost between $10,000 and $20,000, or they involve minor modifications to a bathroom floor

Complex Modifications are usually structural, custom-built changes to your home. They are higher risk or higher cost than minor home modifications. Complex home modifications usually need building approvals or permissions, and certification of work such as plumbing and electrical works. They may involve highly complex or technical works or impact several areas of the home. They often disrupt the individuals ability to live in their home over a number of weeks.

The NDIS also has specific requirements regarding Building Surveyors/ Certifyer and Building Construction Practitioners. Please see the NDIS Website for the latest guidelines.

Please note that the NDIS also require Occupational Therapists to consider lower cost approaches e.g. assistive technology, relocation, increased supports. Therefore not all modifications will be approved.

The ownership status of the property in question also needs to be considered and evidence of longevity fulfilled.
